Grid connected solar photovoltaic cells with net metering. All common area lighting, water pumps, lifts etc. will be connected to a common electricity meter with net metering. This will help bring down energy bills since the owners association will get credit from the state electricity board for the electricity generated by the solar photovoltaic panels.

Specially designed hollow clay tile cladding on external walls will help reduce heat gain through the building envelope, thereby keeping rooms cool. In a place like Trivandrum, as night falls, external air cools down faster than the air inside the buildings. We use a unique system of fans to bring in the cooler outside air into the bedrooms at night, such that the need for air-conditioning is reduced.

In a warm humid place like Trivandrum, one of the simplest and most effective methods for improving indoor thermal comfort is to achieve adequate cross ventilation. Our apartments are carefully designed to ensure cross ventilation. Our mechanical ventilation fans also help enhance cross ventilation inside the house.

Proper waste segregation arrangements will be provided at site. An incinerator will also be provided to take care of non-recyclable and non-biodegradable waste like sanitary pads and diapers. Large private balconies and the terrace garden provide adequate space for individual households to set up their own composting units.

A comprehensive system of integrated water management which deals with municipal supply water, groundwater, wastewater and rainwater is envisaged in our projects. As shown in the diagram, rainwater is collected and reused while all wastewater is treated in an energy efficient sewage treatment plant and reused. Excess rainwater and treated wastewater will be used for groundwater recharge. Groundwater will be used only in a limited manner as a back-up source of supply.

Shared terrace garden with children’s play area. The space is provided with a pantry and storage facilities such that it can be used for small parties and barbeque.
